Revitalizing Sports and Recreation in Romeoville, IL

The redevelopment of downtown Romeoville is moving forward per Village Officials who entered into an exclusive Developer’s Agreement with Harbour to redevelop the site.

“We are honored to be selected as the master developer and construction manager of this exciting project. We look forward to a long and successful relationship with the Village of Romeoville,” stated Patrick C. Harbour, President of Harbour Contractors, Inc.

The agreement will be for 120-days which will allow staff to meet with consultants and finalize further documentation. The concept plan created by Hitchcock Design Group currently consists of a community center and a 20,000 SF grocery store with three outlets of approximately 5,000 SF each. Fat Ricky’s restaurant owners are already in discussions with the Village on the new grocery store.

The property was purchased by the Village in 2008 and borders Route 53 on the East, Townhall Drive on the West, and Alexander Avenue on the South. Since buying the property, the Village has created a new zoning district with design standards, implemented beautification programs, traffic studies, and designed stormwater detention.

“The recent development plans are very encouraging. We look forward to the revitalization of this area,” said Mayor John Noak. “This plan is already gaining attention by potential users. Additionally, the Community Center will provide additional recreational opportunities as well as provide a much needed community meeting space.”

Harbour was selected as the design-builder and construction manager for the much-anticipated Edward Hospital/Romeoville Athletic and Event Center. The facility is a 70,000 SF community center with an open space designed to house indoor baseball, football, lacrosse, soccer, volleyball, and basketball, as well as classroom spaces, five multipurpose rooms, two changing rooms, and concession areas.

The space was also built with flexibility in mind to accommodate future events such as seasonal festivals or home and boat shows.

The project was performed at a Guaranteed Maximum Price with $518,000 credited back to the owner in project savings. It was financed through Construct Leaseback, wherein the Village paid to build the center and own it but will lease it back to Harbour, who will rent it out for indoor sports.Romeoville accepting award for RAEC

Recognition

The athletic center received the “Outstanding Facility and Park Award” from the Illinois Park and Recreation Association.
