Design-Build Construction for Manufacturing and Distribution Facility

Neil Enterprises is a photo novelty and promotional products manufacturer founded in 1961, serving the needs of many industries, including professional photographers, retailers, special events, instant printing, embroidery, craft, educational, and ad specialty.

Harbour served as the design-builder for Neil’s two-story 110,000 SF distribution warehouse, which also serves as the company’s corporate headquarters. The building is a precast structure with a reinforced concrete foundation, structural steel frame, three decorative exterior canopies, a truck interior loading dock, and a TPO roof.

The interior design features a mix of enclosed offices and meeting spaces within an open office floor plan. A large “town hall” serves as a multi-purpose space for break times and impromptu meetings for employees to engage with each other. The materials utilized on the exterior included precast concrete, aluminum storefront glazing, and a stacked stone veneer.

Sustainability

The project also included 8-acres of site work with underground utilities and hydrocarbon removal structures, a sustainable stormwater management system, and water-efficient landscaping.

The project’s increased ventilation and high-end lighting systems allow for constant energy savings based on current sun exposure throughout the day. With this process, Neil’s building then becomes increasingly efficient when unoccupied.
